Impressive Finca situated in the Morna Valley. It comprises of 268 000 m2 of land with terraced farm land and forested hill side. From the southern tip to the northern tip it is approximately 2 km. The property is situated 15 km from San Eulalia or 15 minutes and 20 minutes or 16 km from Ibiza. The Morna Valley has historically been known as a fertile area and hence the reason why the larger properties were in that area. It is protected from the cold northern winds in the winter and it is cooler in the summer because of its own micro-climate.

The property has been segregated in to 3 separate titles allowing the construction of 2 more houses. There are plans for both houses.

At the moment, there is a total constructed area of 1300 m2.

The main house is a 1100m2, comprising of 5 bedrooms,  5 bathrooms, an office, which could be used as a sixth bedroom. There are 3 living areas, television room, two covered terraces with beds for the summer time. There are 2 kitchens, 4 dining areas including one outdoor covered pergola. The master suite has large hammam (steam room). There is a 15 by 7 meter swimming pool and a tennis court. The house has central heating, 4 wood burning fireplaces, alarm system, satellite television, internet access and 2 telephone lines. It also has a fruit orchard and vegetable garden where food for the house in produced, including 250 liters of own olive oil.

There are 2 cisternas, one for well water and one for the rain water.

There are also plans converting the existing structure of the garage into a 2 bedroom guesthouse with its own kitchen and ensuite bathroom. It is a possibility if further bedrooms are required. Under the current laws it is not possible to built a house larger than 600m2, but by converting the garage you could add an extra 100 m2 of usable living space.

Between the main house and the tennis court there is an old structure for which there are architectural plans to convert into a luxury gym with private bathroom.

There is stone staff house, comprising of 2 bedrooms, 2 bathrooms kitchen, living, dining and covered terrace with views over the Morna valley.

The staff which consists of a Filipino family, has been working on the property for over 13 years. They know the house very well and are very nice people.

The woman does the cooking, cleaning and some gardening and her husband takes care of the garden and all the other work around the house.
